New Cybersecurity Act Enters into Force – What Does NIS2 Mean for You as a Property Owner?

The new cybersecurity act is based on the EU NIS2 Directive and raises the bar for how organizations must work with cybersecurity and risk management.
Today, January 15, Sweden’s new cybersecurity act enters into force. With the NIS2 Directive as its foundation, the rules of the game for ensuring digital security are changing. The focus shifts from individual critical actors to entire value chains—where providers of connectivity and digital infrastructure also play a decisive role.
For property owners, this means a new responsibility landscape that requires increased awareness and, in many cases, concrete measures.
NIS2 – More Than Just an IT Issue
NIS2 aims to raise the overall level of cybersecurity in Europe. The focus is on risk management and business continuity, incident reporting, security in supply chains, and clearer accountability at executive management and board level.
How Are Property Owners Affected – Indirectly and in Some Cases Directly?
1. Requirements from tenants and businesses
Organizations in healthcare, the public sector, energy, logistics, and industry are often directly covered by NIS2. These actors will increasingly place demands on the digital infrastructure of the property.
2. Digital infrastructure becomes business-critical
Property networks, WiFi, indoor mobile coverage, IoT solutions, and operational platforms are no longer seen as supporting technology—but as critical infrastructure.
3. Increased responsibility in supplier relationships
Property owners need to have control over which systems exist in the property, who has access to them, and how incidents can be detected and managed.
4. Impact on boards and executive management
Cybersecurity is no longer solely an operational issue—it is a strategic responsibility.
